Advantage Property Management’s parent company, Advantage Property, was incorporated in 2004, providing brokerage and mortgage services from its Slater Avenue office in Fountain Valley. Advantage Property Management was formalized shortly thereafter out of a necessity to assist many investment property owners and Association Directors who were dissatisfied with their managers or were too busy to manage their own properties and Associations.
“Advantage” serves all Southern California Counties. The office culture has a collaborative nature, a desire to mentor, and a strong passion for client service. Advantage Property Management is a team-based work environment with highly-skilled and carefully vetted associates who closely follow their clients’ financial position, keeping an eye on market rents, sales, and property expenses. Advantage Property manages Associations, multi-unit residential properties, single family residences, and commercial properties. Though relatively small, Advantage manages over 100’s of properties, including several Home Owners Associations.

Andrew Gutierrez, Broker – DRE01068683
Andrew became a licensed California REALTOR® in 2019 and a Real Estate Broker in 2022, but has been working in the Real Estate industry since 2004. His experience spans across many areas of Real Estate including residential, investment, and commercial property sales and management, community management, and real estate investment portfolio management. Andrew holds a Bachelor’s Degree in Business Administration and is on track to completing his Property Manager Master certification this year.
Joyce Riviere, Associate Broker – DRE01068683
Joyce Riviere became a licensed California REALTOR in 1987 and a Real Estate Broker in 1998 during her years in banking administration. She is experienced in all types of real estate transactions, including residential, investment, and commercial properties. Joyce formerly held administrative positions in several financial institutions, including Vice President of 17-branch Southern California Bank, Vice President of Allied Healthcare Federal Credit Union, and Director of Credit Union Services for First Mortgage Corporation. She is a Certified Short Sale Agent, Negotiator, and REO Agent, well-versed in all aspects of complex real estate transactions, such as 1031 Exchanges, all Inclusive Trust Deeds, and seller carried-back purchase loans.
Joyce holds a Bachelor’s Degree in Business Administration, is enrolled in an E-Business MBA program, and was an Honors graduate of the Western CUNA Management School at Claremont College. In addition, she is formally educated in Income Tax preparation (California Tax Education Council) in order to be able to recognize potential tax ramification’s for clients. Joyce has a broad knowledge base, is familiar with financial analysis and Quick Books Pro. She has always maintained the highest level of compliance and integrity.
